What Affects Basement Costs?
The biggest swing in a basement budget is water. If there’s evidence of water coming through the foundation, an interior waterproofing system goes in first, and on some jobs that cost is big enough that homeowners decide not to finish the basement at all. We’d rather you know that before you start.
Factors That Impact Cost
Water Through the Foundation
We cut out the concrete along the wall, install a drain and a membrane against the foundation, and route the water to a sump pump before we finish anything. Fixing gutters, grading and downspouts outside usually helps, but we don’t consider it enough on its own.
Plumbing and Bathrooms
A bathroom or wet bar means new plumbing, and on a concrete slab that can mean breaking out concrete.
Custom Features
Built-ins, wet bars and media rooms each add to the price. Your selections and layout set the number before you sign.

What happens if my basement takes water?
We install an interior waterproofing system before we finish anything. Fixing gutters and grading outside helps, but we don’t treat it as enough on its own.
| Water coming through the foundation | Interior drain, membrane and sump pump first |
|---|---|
| Design retainer when plans are drawn | About 3 to 5% of the projected budget |
| Shower waterproofing | Schluter or Guru system |
Not the right fit if your basement takes water and the budget won’t cover waterproofing first.
Basement Remodeling Questions, Answered
Answers to the questions we hear most about finishing a basement.
Is finishing a basement worth the investment?
It can be, because the foundation, walls and roof are already there. If water is coming through the foundation, the waterproofing system has to come first, and that cost changes the math.
What can I turn my basement into?
Media rooms, guest suites, offices, gyms, playrooms, wet bars and kitchenettes.
Can I add a bathroom or kitchenette to my basement?
Usually, yes. It depends on where the existing plumbing runs. Any shower we build gets a Schluter or Guru waterproofing system.
How long does a basement remodel take?
Project timelines vary based on the size of the basement, the complexity of the renovation, and any plumbing, electrical, or structural work involved. During your consultation, we’ll provide a clearer timeline based on your project goals.
Can I finish my basement in phases?
Many homeowners choose to complete their basement renovation in stages. Depending on your goals and budget, certain elements may be prioritized now while allowing for future expansion or upgrades.
What factors impact the cost of a basement remodel?
Water first, then size, plumbing and your selections. We price from a finished design, so the number you sign is the number you pay, short of hidden rot or code problems.
What's the first step?
We look at the space for signs of water first. Then it’s selections, a measure and a price, with a design retainer if plans need to be drawn.
