Decks, Porches and Patios
Most people don’t call asking for a patio enclosure. They have a space they can’t use because of sun or mosquitoes, and they start with “I want a roof.” Here’s what that can turn into.

Composite Decks
TimberTech decking on a pressure-treated frame, or treated LVL framing for longer spans and a 25-year framing warranty.

Patio Covers and Screened Porches
Stick-framed so it looks like it was always part of the house, or a Renaissance Patio aluminum system that goes up faster and doesn't tie into your roof.

Sunrooms
A screened porch taken one step further, built either of the same two ways.

Outdoor Kitchens, Fireplaces and Patios
Outdoor kitchens and fireplaces, plus flagstone, pavers and stamped concrete built by our own crews for spaces at ground level.
What Affects the Cost of an Outdoor Living Project?
Our deck jobs have run anywhere from $15,000 to $100,000. What moves the number most is size, the board line you pick, the railing, and whether you add a roof. See what drives deck pricing.
Factors That Impact Cost
Size and Layout
Bigger decks, multiple levels and stairs take more material and labor.
Ground-Level Spaces
Four-sided capped composite is the floor for what we install. TimberTech’s Advanced PVC lines cost more and carry a better warranty. Pressure-treated costs least up front, and we’ll build it if you want it.
Railings and Finishes
Railing style, lighting and skirting all add cost. If exposed screws on stairs and border boards bother you, plan for a higher board line.
Roofs and Screens
A roof, screens, an outdoor kitchen, a fireplace, privacy walls, a wired spot for a TV or a dog door in the screen door each add to the price.
Planning Your Outdoor Living Project?
We’ll measure, bring board samples and give you a line-item price, from demo and framing to boards and railing.
Compare Your Decking Material Options
These are the three decking options we install. Cedar is available on request, most often for accents like corbels and decorative brackets. Pick up a sample board and look in the groove: if the cap doesn’t wrap all four sides, it’s not a board we’ll put on your house.
TimberTech® Composite Decking
Four-sided capped composite, Terrain line and up. Terrain is what we install most often. Its scalloped bottom means stair and border boards show color-matched screws.
TimberTech Advanced PVC
Solid PVC boards, TimberTech’s tier above composite, with a better warranty and no wood fiber in the core.
Pressure-Treated Lumber
Kiln-dried after treatment (KDAT) boards, the lowest cost up front. No manufacturer warranty covers warping, splitting or cracking, and we tell every customer that before they sign.
Need help deciding?
We’ll bring sample boards to your house so you can see the cap, the color and the grain before you choose.

What Changes the Scope
Some costs only show up once we see the yard and the existing deck.
Factors That Impact Cost
Can the Old Frame Stay?
Sometimes new boards can go on the existing frame; often they can’t. We check before we price it.
Decking Materials
A deck has to sit on a frame, so there’s always a step up from a door at slab level. Pavers, flagstone or stamped concrete can sit nearly flush.
Stick-Framed or Aluminum Roof
A stick-framed roof ties into your house and needs finishing: gable, soffit, fascia and columns. A Renaissance aluminum system goes up faster, but it won’t look exactly like a built addition.
Site Conditions and Access
Slopes, grading, drainage and how we get materials to the backyard all affect the scope. We look at them before we price the job.

Deck and Porch FAQs
Answers to the questions we hear most about decks and porches.
How do I choose between wood and composite decking?
Pressure-treated costs less up front, but no manufacturer warranty covers warping, splitting or cracking. Four-sided capped composite costs more and skips the board replacements. We’re not a neutral witness, though: the only pressure-treated decks we get called to are the ones somebody is tired of fixing.
Can I add a covered porch to my existing deck?
In many cases, yes. Existing decks can often be modified or expanded to accommodate a roof structure, covered porch, or screened outdoor living area depending on the existing construction and site conditions.
What features add the most value to an outdoor living space?
We won’t guess at resale value. What we can tell you is that most of these projects start with shade: a roof, then screens, and sometimes a sunroom.
Can you build outdoor kitchens, fireplaces and patios?
Yes. We build outdoor kitchens and fireplaces, and our own crews build flagstone, paver and stamped concrete patios, which suit ground-level spaces where a deck would mean a step up from the door.
What's the first step?
The process begins with a consultation where we’ll discuss your goals, evaluate the space, and explore design options, materials, budget considerations, and project priorities.
